90 Mile Beach Outdoor Room with a View

We recently wrapped up this tidy little project on the edge of 90 Mile Beach in Ahipara, in the Far North. The brief? Create a sheltered outdoor space without sacrificing the incredible coastal view. Our solution: a 20sqm Shadeland glazed roof, designed to enhance the lifestyle of this beachfront home while standing up to the intense Northland sun.

The client opted for tinted glazing panels—an ideal choice for this location. It filters out harsh UV-A and UV-B rays and takes the edge off the heat, all while keeping that sweeping beach view completely uninterrupted.

To keep the structure clean and discreet, we used fascia brackets for fixing to the home’s exterior. Custom flashings around the perimeter ensured everything was weatherproof and finished to a high standard, which is especially important in coastal conditions.

We’re particularly proud of the plumbing detail on this one. The team went the extra mile with a powder-coated aluminium downpipe that wraps neatly along the deck line. It’s one of those small things that makes a big difference to the overall look and longevity of the install.
